Welcome to the official Stillwater POA website! This site was designed to assist the Association with easy access to pertinent information as it pertains to this neighborhood. You can locate documents, the architectural review form, and more further down the page.

Landmark Community Management has been contracted to handle the day-to-day operations of the Association. Their services include, but are not limited to, the financial and accounting responsibilities, common area maintenance, collecting dues, and enforcing the Covenants and Restrictions.

Please fill out the ARC Form on this page and submit it, with documentation, and submit it for approval.

No long-term parking on the streets. This includes consistent overnight parking.

Trash cans MUST be stored out of sight. They cannot be seen from the street. Please store in your garage or back yard.

Typically no exterior changes are allowed seeing that with a Townhome everything outside of you front and back door belongs to the Association. Please contact your manager for more specific questions.

Recreational vehicles and campers shall not be parked or stored on any Lot.

Outdoor Lighting. No exterior lighting fixture (other than fixtures approved by the Architectural Review Committee) shall be installed within or upon any Lot without adequate and proper shielding of the fixture. No lighting fixture shall be installed that may become an annoyance or a nuisance to Owners or occupants of adjacent properties. No flood lights or security lights shall be allowed on any Lot. No light shall be attached to the soffits of any improvements on the Lot unless the lights are recessed.

Generally this is not an issue. All changes must still go through the ARC and a request must be made. Most landscaping improvements are allowed except certain items such as large palm trees.

Most streetlight poles have an identification number on them. Please look for that number and report the pole number to Landmark at 251-960-1444.

The Purpose Of The ARC

If you plan to make any changes to the exterior of your home you must fill out this form. Once the form is received, with the proper documentation, the community manager will reach out to you with an approval or changes that you will need to make.

Changes include but are not limited to fences, exterior painting, landscaping, etc. Please refer to the Covenants & Restrictions for more detail.

If you are planning to erect a fence please provide us with the lot plat and sketch out where the fence will sit and where it will connect to the house. You can upload all documentation through this form. Follow the blue button to be taken to the ARC Form Page.

If you need a key / card to the amenities please fill out the pool application form and one will be delivered to you. 

Also, if you wish to reserve space for an event please check the calendar and fill out the reservation form.

    I understand that pool keys are nontransferable to any non-resident or to any other resident who may not be in good standing with the POA. I hold harmless the Property Owners Association from any injuries or liabilities from using the pool. I understand that my family, guests and I swim at our own risk. I have reviewed the pool rules and agree that my family, guests and I will abide by these rules at all times. Failure to abide by these guidelines will result in the forfeiture of pool privileges. Replacement cards / keys - $25.00.

Congratulations on your new home! On behalf of the Landmark Community Management team, we would like to take this opportunity to extend our heartfelt welcome! We are pleased to have you as a member of the community.

It is important for us to know how to reach you.  We use emails to notify owners of upcoming meetings, announcements, newsletters, and other pertinent information. Are you planning on making any change to your new home? Before you make any changes, please remember that you live in Covenant Restricted Community, and all changes must be approved by the Architectural Review Committee (ARC). 

As a new owner, we highly recommend that you read and review the Governing Documents.  They were put into place to protect property values and to ensure your neighborhood remains an attractive and safe community for everyone to live and enjoy.  Should you need a copy of these documents, such as the Covenants, Conditions and Restrictions (CCRs), plats, ARC forms, or anything else pertinent to the neighborhood, you can find these documents on the website listed below.  

As your management company, our primary role is to assist the association in carrying out the day-to-day operations, managing the financial responsibilities, common area maintenance, enforcing compliance regarding the CCRs and the ARC process. If you have any questions or concerns, please contact Anderson Watt and he can assist you with all of your POA Matters.
